<p>The other day, a friend told me he was sick of hearing about genealogy, especially the part where people were discovering that they were related to the rich and famous. And so it went, pretty much, until 2001. That was the year Senator Orrin Hatch's resolution was passed by Congress. The resolution specified October as being National Family History Month, and all of a sudden, genealogy was in vogue.</p>

What could be deduced from this is that a corporate may be operating outside its country of origin but cannot be referred to as MNC except it has disposed 25 percent or more of its output to outside countries.</p>
<p>The Encyclopedia of Management (2005) put multinational companies as businesses concern with operation in more than one country. These operations outside the company's home country may be linked to the parent by merger, operated as subsidiaries or have considerate autonomy. According Drucker (1974), THE multinational company grew from the emergence of a genuine world market demand transcending national, cultural and ideological boundaries, due to the information explosion.</p>
<p>Iyayi, Agbonifoh and Ehiametalor (1984) see multinational companies as multi-management with several layers of management decision making bases from local to regional to global. In the words of Hodgetts and Luthans (1997), multinational companies are firms having operations in more than one country, international sales, and nationality mix of managers and owners. Coventry (1981) and Johansson (2000) give the same definition to MNCs, as companies that usually have a number of foreign production sites and thus a number of international markets.</p>
<p>Going by all these definitions highlighted above, it could be asserted that they all took a multinational company and defined it from structural, functional and geographical perspectives and from the point of scope covered geographically.</p>

<p>The second reason is founded in search engine optimization, and is the fifth and final principal. Content provided by users tells Google and the other top search engines that people actually use your site. It increases the chances that other users may find it interesting and therefore improves the website's position on results pages. Using a blog is feasible, the easiest way to get user content through comments. If an interesting posting is made, followers of the blog are likely to comment and Google recognizes this.</p>

<p>Within the network marketing company itself, Terry is a leader and a mentor. He does not abandon his downline members. He keeps us informed of company events and policies on an almost daily basis. <p>How did he do it? What is his secret? I sat down with him to find out and share with you his ideas for success.</p>
<p><em>Denise</em>: Thank you for granting me this interview, Chris.</p>
<p><em>Christopher</em>: Thank you, Denise!</p>
<p>D: How long have you been working at your career as a stocks trader?</p>
<p>C: I have been a Stock and Futures trader since the mid 1990's. I owned a construction business prior to that. I wanted to be able work and make money from home. Although I started trading in 1995, it was not until 1998 when I was able to walk away from my construction business and trade full time.</p>
<p>D: How successful were you at doing that?</p>
<p>C: I have done very well. I find it fascinating that I can create wealth from home. I love the fact that a person can take a relatively small amount of money and create a growing stream of income; however, it's all based on your own efforts. For example, in my business if I don't trade, I do not earn income. Also, trading takes years of dedication, time and effort to become successful; in other words, there is no such thing as an overnight success.</p>
<p>D: I understand you became a leader and motivational speaker in your industry. Share with me how you rose to that level.</p>
<p>C: I was actually in Amway for several years in the 1990s. I was fortunate to hit levels of success here in the United States in that company. I then went overseas as Amway opened up new markets, which gave me the opportunity to have an international business. I owe my "positive thinking" to that network marketing experience, since the leaders in Amway always recommended we read positive thinking books and listen to positive thinking tapes. At the time many considered it "brain washing." Today it is called "Laws of Attraction." So, l was into positive thinking and Laws of Attraction before it was a cool thing to do. That time period in my life gave me the foundation to grow both mentally and financially. I started a business outside of Amway, and then I went into the trading business.</p>
<p>D: What qualities do you see within you that helped you achieve success in your trading career?</p>
<p>C: I would have to say vision and foresight. I look at the future of what things can be, not as they are, and then I take action. I have always taken action, I am not afraid of whether that action turns out right or wrong. The worst thing to do is to have an idea and a plan but never actually do anything to put that plan into action. It is better to do something and fail than to never have done anything at all. I have always had a drive for success once I realized I have the power and the ability to become whomever and whatever I want. There is a four-letter word to success, and its spelled W-O-R-K; the reality is anything worthwhile takes work, trading and network marketing included!</p>
<p>D: Do you think those same qualities helped you build your network marketing business?</p>
<p>C: Those, and also reading positive thinking books and books on success, as well as overcoming my fear to speak to people. I was very shy growing up, so I learned to say "Hi" and start a conversation, to truly become interested in other people and what they had to say. I also am not afraid to work; if I had to dig ditches for a living, I would be the best ditch digger I could possibly be. I believe once you get your mindset right and you learn to ask the right questions, the game is 90% won, and success will be yours.</p>
<p>D: Tell me how you got involved in network marketing.</p>
<p>C: Interesting story! I was dating a girl and she was bragging about how her boss was making $5,000 a month in some business and that I should talk to him, so I did. He signed me up, and then my girlfriend, the very one who told me to speak to him, wanted me to quit because it was Amway! I told my sponsor that I had some problems and I had to quit. He told me, "Get rid of the problems." So, I broke up with my girlfriend and built Amway, and as you already know, I became very successful in that business!</p>
<p>D: Were you familiar with network marketing before that?</p>
<p>C: No, I was not.</p>
<p>D: What were your thoughts and, perhaps, preconceived notions, about network marketing in general, prior to joining your first network marketing company?</p>
<p>C: I had no idea what it was, all I knew was I had to bring people in the business with me, sell some products and I would get rich. Unfortunately, though, it does not work that way!</p>
<p>D: Could you elaborate on that idea? Most of us are brought into this industry with that same notion, and we all eventually experience the same rude awakening that you just described, that it is <em>not</em> as easy as they make it sound. So please, for the people reading this who are not yet in network marketing and are considering it, as well as for those who have started and perhaps are failing, explain what you mean.</p>
<p>C: Well, of course you do not just get in and get rich, this is the most common misconception about network marketing. There are people who enter the business and think everybody they know will get in with them. Then there are people who come in saying they have this "one guy that if he gets in, he will make us all rich, he knows everybody!" and it is the furthest thing from the truth. This business is a numbers game. To be successful, you must expose people to the business every single day, to be consistently meeting new people and telling others about our dynamic opportunity. The more people you come in contact with, the more likely you will find people who want to become a part of your team and earn an income with you. This is true from day one; even though you may have a list of 100 or 500 people that you know, you still want to always be in the creative mode and working what I like to call the ABC's - Always Be Contacting. You do not know where the next million dollar earner will come from.</p>
<p>The hardest thing for me is I cannot take the feelings inside my heart and mind that motivate me and give them to someone else, although I wish I could. The truth is, everybody has to find their own will, desire, and hunger to succeed; without them, they will end up like the rest, having some success, but not truly creating wealth. We all know or have heard the hard, cold fact that 98% of the people in this great country are broke and do not have a backup plan; if they lose their job or business, they will be 90-120 days away from poverty. People can blame it on the government, but the responsibility ultimately falls on each one of us. We should be proactive when we do not actually need to be and start our own home based businesses, which will get us out of that 98% and into the 2% income earners.</p>
<p>One final thought on this topic: I think the reason most people fail in the network marketing industry is that they treat it like a job and not like their own business. When you act as if it is just another job, you do the least amount of work possible for whatever pay you can get. These people want to work very few hours and get rich right away. Unfortunately, this does not happen in network marketing. Those who invest their time and effort into growing the business, even if there is no income at first, can see the vision of the future. At the beginning they will work 20 hours a day for zero pay, because they see that putting in 20 hours will pay the equivalent of 2,000 hours' worth of work one day, and eventually zero hours will pay 10,000 hours. Fortunately, in our business the compensation for our work is amazing, but if you do not expand with people, you will not take advantage of the true income potential of network marketing.</p>
<p>D: Thorough and well said. I would like to add that when you said one should always be in the creative mode, in addition to working the ABC's, I think the creativity part should apply to marketing your business. Be creative in your marketing efforts. Think outside of the box and create many different marketing campaigns. Utilize technology and the internet. The more you put yourself out there, the more you achieve exactly what you are saying, Chris, which is maximum exposure of the business to as many people as possible so you can increase your odds of signing up significant numbers new members into your downline. I do this on a daily basis myself, and I also make it a point to talk to people every day to make new contacts, as you have recommended.</p>
<p>Getting back to my questions, what were your first thoughts when you were introduced to the specific business we are in together?</p>
<p>C: I was actively looking for an online business to get into. I was not looking for network marketing/multi-level marketing, I was searching for an online business that was cutting edge and in which I could earn a residual income. When I saw this business it was in a cutting edge industry, doing business in 170 countries, it offered a strong income opportunity without having to sponsor people, yet by sponsoring people, it offered the ability to create wealth and long term residual income. They say to be successful you need a product that people want, need and can afford, that will be used over and over and is desired in the market place. I found it!</p>
<p>D: As we already know, this is not the only network marketing business you have ever been involved in. Were there any others besides Amway and ours?</p>
<p>C: I looked at a few others along the way, but I did not join any.</p>
<p>D: Why not?</p>
<p>C: Well, I am a high income earner in the trading world, both as a trader and an educator. I have been doing this for 17 years, and nothing really struck me as good enough for me to give it my full attention. I have seen MANY companies, products and services. When I saw the opportunity in the industry you and I are in together, I saw an industry that was young, dynamic, and that people loved. It has a place in the market because it meets people's desires to find a bargain and/or make a deal. Also, it is VERY profitable, so I wanted to be a part of it. I got in first, and then I learned about it as I grew with it. I have not looked back. I have built an incredible team that's growing in leaps and bounds. You are a part of that team, Denise, an amazing student and downline member.</p>
<p>D: Thank you, Chris! How do the other network marketing companies you've analyzed compare to the one you and I are in together?</p>
<p>C: They cannot compare.</p>
<p>D: Besides what you have already stated about our company when you actually found it, what made you think that this was the company to join?</p>
<p>C: I have no products to carry around, no juices or vitamins to purchase or sell, I did not have to sneak up on my family and friends, and I do not have to sell expensive products that I can buy in the store cheaper. We get paid to advertise. Period.</p>
<p>D: Now, I would like to share with our reading audience your own personal tips for network marketing success. Please tell me, what works for you?</p>
<p>C: Relationships are everything; your network is your net worth. I am always in the creative process and always opening doors to new people, saying hello and breaking the ice to get a conversation going. In network marketing, our job is to leverage time and money; without people on your team it becomes impossible. I would suggest genuinely becoming interested in others, going to events, whether it is a show or a business event, or any gathering where good quality people who you may want to work with will attend. I also suggest speaking to people who you would not normally speak to and might even make you feel a little uncomfortable; those are often your best prospects. We tend to feel heroic because we got the number of the drive-through window guy at Mc Donalds; meanwhile, we get false impressions of success when we see somebody dressed in a nice suit and tie and just assume they are already successful, so we say nothing to them because we think they've got it all already and don't need a change in their lives. Both of these people may be your best prospect, or your worst, but you will never know unless you open up the door and say something to break the ice. With the "successful business man" (or so we assume) who we are often afraid to approach, you can start with something as simple as, "Hey, nice tie, where did you get it?" Then see where the conversation leads.</p>
<p>D: Is there anything that you've done that didn't work so well?</p>
<p>C: Yes. As I've mentioned before, it takes years to become an "overnight success." I have made, will make, and will continue to make mistakes. It is okay to fail; the more you fail the closer you will get to winning. Becoming immune to failing is the key to success. You may wonder why I say this. Well, if you have somebody who is not used to failing and thinks failing is bad, then when he/she hears "No" enough times, it damages his/her confidence, and that person is afraid to keep trying. However, if you are not afraid to fail, you will not let those "No's" stop you. Instead, you will become more motivated to find the people who will say "YES" to your opportunity or presentation. Become a failure to become a success. This goes for ANY business!</p>
<p>D: What is the ONE business building idea you can share that you think is the MAIN reason you are where you are today, about to retire from trading, and about to embark on some major journeys in life, both literally and figuratively?</p>
<p>C: First, let me clarify something very important. The word "retire" is loosely used in the network marketing industry. I have been trading for 17 years and it is time for me to take a break. Do I think I will stay out of it for long period of time? No, it has always has been and will always be a passion of mine. I have built my name and reputation as a trader and educator, so I will most definitely return to the industry; however, I welcome a break in the action right now.</p>
<p>I love to help and give to others, so this is my current mission. There is nothing better than creating a profit in network marketing and helping others create wealth in the same fashion. Then, bringing my profession back into the mix, profiting on those profits as a trader too is a home run! However, I really do have the freedom to either work or not work; that is how large the income that I have created in our network marketing business is already. The MAIN reason I am where I am today is I will do whatever it takes; I will work 100 hours in a 24 hour day until I make it. As I said earlier, the main ingredient for me is that four-letter curse word, W O R K... and I have a LOW "IQ" ("I QUIT") level!</p>
<p>D: Lastly, you are extremely jazzed about the network marketing company we are in together. What are the defining qualities of this company that makes it so good? Based on that, what should people look for in their own network marketing company or when deciding to actually join one?</p>
<p>C: Well, it seems lately I am sleeping no more than 3 hours per night! The energy of the team, of the company, and of the industry has taken the world by storm, and this keeps me "jazzed" as you say! I believe I had already mentioned earlier the reasons why I like our company, because there are no products to lug around and there is no trying to sell to friends and family a product or service they do not want. I have been approached by other network marketing companies that involve selling legal insurance, utility companies, juice companies, vitamin companies, weight loss companies, you name it! I have found that ours is so simple; our work is to advertise and it takes no more than two minutes per day. I am from the Amway world. I got my PhD in network marketing. In my opinion, the most ideal situation is the one that does not require a person to sponsor people to become successful, yet offers the <em>opportunity</em> to earn larger income because you <em>do</em> sponsor, train, and motivate others, and once you help them earn income, you earn additional bonuses. I come from a world where, when you help enough people get what you want, you in turn will get what you want. Everybody has their own version of what is best for them. Some may like a particular industry. My advice? Do your due diligence, figure out what you are passionate about, and run with it. That's all.</p>

It is not the SEO provider's job to make sure that the extra web traffic you receive will convert to more leads or sales. <p>Whether or not you choose to specialize should depend on an honest assessment of your skills and the kind of goals you're working towards. <p>Second spot is not bad either, it will give you 10-20% of the clicks and number 3 wins at least 10%.</p>
<p>In almost all the niches, from forth place onwards you will get less than 10% of the clicks and the drop is more linear than for the first three positions.</p>

<p>The Standard American Diet (SAD) is lacking in many vital nutritional components. Being largely composed of prepackaged, convenience foods with few naturally grown food products; this diet has contributed to an epidemic of not only obesity but also extreme nutritional deficiency. As Americans are not likely to return to eating home grown food directly from their garden, the solution to the nutritional deficiency of America can be found in Whole Food Supplements which are vitamin, mineral and phytonutrient rich products made from actual food concentrates.</p>
<p>The Problem with the Standard American Diet</p>
<p>In the first part of the 1900's most Americans ate a healthy, whole food diet because they had no choice. All food was grown either by the family or obtained from immediately local sources. America in the 1900's was a largely agrarian society with most people living in rural areas and able to grow their own food. During the last century, a massive migration to urban areas has occurred. This has meant that even if one has the desire, most people no longer have the ability to produce self grown food. <p>In spite of this developing migration, during World War II, families were encouraged to have a "victory garden". That was the last period in history that America got most of their nutrition from locally grown food.</p>
<p>Beginning around the 1950's, Americans did begin to recognize the value of vitamins and minerals within their diet. This was discovered because more and more pre-prepared, highly processed food products became available and nutritional deficiencies began to emerge.</p>
<p>After the end of World War II, many families became two-income families. In addition, many more single parents are now raising children by themselves. This means that in most homes, all of the adults present in any one household are likely employed outside of the home full-time leaving little time for food preparation alone much less any time for food production. America has become a convenience food nation consuming much of the diet from unnatural food sources.</p>
<p>Prepackaged and easy to prepare food products are just that, food "products". Though they may contain carbohydrates, proteins, fats and some "essential" nutrients, they are not real food. The entire food supply chain is rife with contamination and chemical processing and many Americans are unaware of how little nutritional value the food that they consume every day contains. So much publicity and education has focused on the so called food pyramid. The governmental and educational agencies that have devised the perfect American diet have never truly addressed the lack of nutrients, other than the Recommended Daily Allowance (RDA) of basic vitamins and minerals such as Vitamin A, Vitamin D and Calcium.</p>
<p>While these RDA levels of vitamin and mineral consumption may be an absolute bottom line essential to avoid obvious diseases of deficiency such as scurvy or rickets, they are hardly adequate and do not reflect but a small portion of the nutrients contained in whole food, necessary for promotion of health and prevention of disease.</p>
<p>A Crisis in America: Obesity and Other Diseases in the Face of Malnutrition</p>
<p>The main focus of the American diet in recent years has become reducing fat and increasing carbohydrates in the diet. This stream of thought was intended to reduce the growing epidemic of obesity but over the past 20 years, obesity has risen into numbers that appear to be a crisis for Americans. In fact, over the past 20 years the number of adult Americans who are obese has risen by 60% to an unprecedented level of almost 35% of American adults being considered obese. A much worse situation is that a similar number of approximately 32% of American children qualify as overweight or obese. For the first time in American history, the life expectancy of these children may be lower than that of their parents or grandparents.</p>
<p>This has led to an epidemic of heart disease, diabetes and other weight related problems occurring in record numbers not only in adults but seen in children as young as 18 months of age. Additional diseases that may be related to a lack of appropriate nutrients other than simple vitamins in American diets may include a wide variety of conditions ranging from immune disorders implicated in conditions such as Rheumatoid Arthritis, Lupus and Cancer to psychiatric and neurological conditions such as ADHD, Autism and Depression.</p>
<p>Most people believe that obesity occurs simply because people eat too much. While that is true in part, obesity also results from continuously consuming the wrong types of food. In the 1900s when Americans were consuming a largely natural, whole food diet directly from farm to table, obesity was an extremely rare occurrence.</p>
<p>As our diet has changed from an agrarian society's nutrient rich food supply to the urbanized highly processed, artificial foods, our total food consumption has risen. This is in part because, though the body gets more calories from more food, it is still starved of nutrition causing one to eat even more. In addition, in our sedentary lifestyle our bodies actually need less food than when we lived and worked each day on the farm, yet we still eat more because of lack of proper nutrients, abundance of easily obtained processed food and other psychological conditions such as stress eating. In the end, America has become a nation of people who are obese but still malnourished and disease ridden.</p>
<p>An Attempt to Fix the Problem</p>
<p>The ideal diet truly would be that of returning to whole food "farm to table" eating where families either grow their own food and prepare it within minutes of harvesting or at a minimum obtain locally grown food from the market and prepare it within a day or so of harvesting. In today's society this is no longer possible. Even when fresh vegetables and fruits are consumed as a large portion of the diet, our nation's food supply is contaminated by the use of pesticides, herbicides and hormones and much of the nutrient value is lost by transportation of the food crop from thousands of miles away. Food is harvested before it is truly ripe, irradiated, stored cold and transported across states, nations and even oceans before it arrives in our grocery stores as tasteless, substandard, nutrient poor produce.</p>
<p>Many people are attempting to eat only organic, locally grown produce for this reason. While this may be an improvement over the nutritional value of the standard American diet, it is nearly always much more expensive and therefore unaffordable for many and unavailable for others as most markets do not focus on obtaining such products. So this effort, while valiant is still not enough.</p>
<p>The good news about the American nutritional situation is that it is quite easy to fix. Given appropriate nutrition, the human body has an amazing ability to heal itself. Many diseases and conditions caused by overconsumption and malnourishment can be easily corrected by supplementation with whole food nutritional products.</p>
<p>As Americans cannot rely on the food supply to provide adequate nutrition and also cannot count on the source, quality and purity of most commercially available nutritional supplements, the only answer appears to lie in whole food supplementation.</p>

<p>In the last several years, many counterfeit pharmaceutical products have been discovered such as flu medication being sold online, manufactured outside of the United States was found to be gelatin capsules filled with sheetrock particles. In addition Americans have seen case after case of E. Coli and Salmonella contamination of both American and foreign farm crops such as lettuce, tomatoes, onions and peppers enter our grocery stores. Some of these products were even the so called "organic" products, purported to be safer than traditional crops.</p>
<p>Why a Whole Food Supplement</p>
<p>As there is inadequate supervision of the pharmaceutical and food production industries, there is even less of the nutritional supplement market. <p>Ten years ago, a search for real estate would have started in the office of a local real estate agent or by just driving around town. At the agent's office, you would spend an afternoon flipping through pages of active property listings from the local Multiple Listing Service (MLS). After choosing properties of interest, you would spend many weeks touring each property until you found the right one. Finding market data to enable you to assess the asking price would take more time and a lot more driving, and you still might not be able to find all of the information you needed to get really comfortable with a fair market value.</p>
<p>Today, most property searches start on the Internet. A quick keyword search on Google by location will likely get you thousands of results. If you spot a property of interest on a real estate web site, you can typically view photos online and maybe even take a virtual tour. You can then check other Web sites, such as the local county assessor, to get an idea of the property's value, see what the current owner paid for the property, check the real estate taxes, get census data, school information, and even check out what shops are within walking distance-all without leaving your house!</p>

Believe it or not, understanding how the business of real estate works offline makes it easier to understand online real estate information and strategies.</p>
<p><b>The Business of Real Estate</b></p>
<p>Real estate is typically bought and sold either through a licensed real estate agent or directly by the owner. The vast majority is bought and sold through real estate brokers. (We use "agent" and "broker" to refer to the same professional.) This is due to their real estate knowledge and experience and, at least historically, their exclusive access to a database of active properties for sale. Access to this database of property listings provided the most efficient way to search for properties.</p>
<p><i>The MLS (and CIE)</i></p>
<p>The database of residential, land, and smaller income producing properties (including some commercial properties) is commonly referred to as a multiple listing service (MLS). In most cases, only properties listed by member real estate agents can be added to an MLS. The primary purpose of an MLS is to enable the member real estate agents to make offers of compensation to other member agents if they find a buyer for a property.</p>
<p>This purposes did not include enabling the direct publishing of the MLS information to the public; times change. Today, most MLS information is directly accessible to the public over the Internet in many different forms.</p>
<p>Commercial property listings are also displayed online but aggregated commercial property information is more elusive. Larger MLSs often operate a commercial information exchange (CIE). A CIE is similar to an MLS but the agents adding the listings to the database are not required to offer any specific type of compensation to the other members. Compensation is negotiated outside the CIE.</p>
<p>In most cases, for-sale-by-owner properties cannot be directly added to an MLS and CIE, which are typically maintained by REALTOR associations. The lack of a managed centralized database can make these properties more difficult to locate. Traditionally, these properties are found by driving around or looking for ads in the local newspaper's real estate listings. A more efficient way to locate for-sale-by-owner properties is to search for a for-sale-by-owner Web site in the geographic area.</p>
<p>What is a REALTOR? Sometimes the terms real estate agent and REALTOR are used interchangeably; however, they are not the same. A REALTOR is a licensed real estate agent who is also a member of the NATIONAL ASSOCIATION OF REALTORS. REALTORS are required to comply with a strict code of ethics and conduct.</p>
<p>MLS and CIE property listing information was historically only available in hard copy, and as we mentioned, only directly available to real estate agents members of an MLS or CIE. About ten years ago, this valuable property information started to trickle out to the Internet. This trickle is now a flood!</p>
<p>One reason is that most of the 1 million or so REALTORS have Web sites, and most of those Web sites have varying amounts of the local MLS or CIE property information displayed on them. Another reason is that there are many non-real estate agent Web sites that also offer real estate information, including, for-sale-by-owner sites, foreclosure sites, regional and international listing sites, County assessor sites, and valuation and market information sites. The flood of real estate information to the Internet definitely makes the information more accessible but also more confusing and subject to misunderstanding and misuse.</p>
<p><i>Real Estate Agents</i></p>
<p>Despite the flood of real estate information on the Internet, most properties are still sold directly through real estate agents listing properties in the local MLS or CIE. However, those property listings do not stay local anymore. By its nature, the Internet is a global marketplace and local MLS and CIE listings are normally disseminated for display on many different Web sites. For example, many go to the NATIONAL ASSOCIATION OF REALTORS Web site, http://www.realtor.com, and to the local real estate agent's Web site. In addition, the listing may be displayed on the Web site of a local newspaper. In essence, the Internet is just another form of marketing offered by today's real estate agent, but it has a much broader reach than the old print advertising.</p>
<p>In addition to Internet marketing, listing agents may also help the seller establish a price, hold open houses, keep the seller informed of interested buyers and offers, negotiate the contract and help with closing. When an agent provides all of these services it is referred to as being a full service listing arrangement. While full service listing arrangements are the most common type of listing arrangement, they are not the only option anymore.</p>
<p>Changes in the technology behind the real estate business have caused many agents to change the way they do business. In large part, this is due to the instant access most consumers now have to property listings and other real estate information. In addition, the Internet and other technologies have automated much of the marketing and initial searching process for real estate. For example, consumers can view properties online and make inquires via email. Brokers can use automated programs to send listings to consumers that match their property criteria. So, some agents now limit the services they offer and change their fees accordingly. An agent may offer to advertise the property in the MLS but only provide limited additional services. In the future, some real estate agents may offer services in more of an ala carte fashion.</p>
<p>Because of the volume of real estate information on the Internet, when people hire a real estate agent today they should look at the particular services offered by the agent and the depth of their experience and knowledge in the relevant property sector. It is no longer just about access to property listing information. Buyers and sellers historically found agents by referrals from friends and family. The Internet now provides ways to directly find qualified agents or to research the biography of an agent referred to you offline. One such site, AgentWorld.com, is quickly becoming the LinkedIn or Facebook for real estate agents. On this site an agent can personalize their profile, start a blog, post photos and videos and even create a link to their web site for free. Once unique content is added to their profile page the search engines notice!</p>
<p>Some have argued that the Internet makes REALTORS and the MLS less relevant. We believe this will be false in the long run. It may change the role of the agent but will make knowledgeable, qualified, and professional REALTORS more relevant than ever. In fact, the number of real estate agents has risen significantly in recent years. No wonder, the Internet has made local real estate a global business. Besides, Internet or not, the simple fact remains that the purchase of real property is the largest single purchase most people make in their life (or, for many investors, the largest multiple purchases over a lifetime) and they want expert help. As for the MLS, it remains the most reliable source of real estate listing and sold information available and continues to enable efficient marketing of properties. So, what is the function of all the online real estate information?</p>
<p>Online real estate information is a great research tool for buyers and sellers and a marketing tool for sellers. When used properly, buyers can save time by quickly researching properties and, ultimately, make better investment decisions. Sellers can efficiently research the market and make informed decisions about hiring an agent and marketing their properties online. One way to test a Web site's accuracy is to search for information about a property you already own.</p>
<p><i>Finding Real Estate for Sale</i></p>
<p>Despite the widely available access to real estate listings, many believe that MLS databases continue to offer the most complete and accurate source of real estate information. Most MLSs now distribute content to other Web sites (primarily operated by real estate agents). An excellent starting point for MLS originated content is the national NAR Web site, realtor.com, which is also the most popular web site for searching real estate listings. Virtually all local and regional MLSs have an agreement with realtor.com to display much of their active listing inventory.</p>
<p>Some local and regional MLS systems also have a publicly accessible Web site. However, to get complete information you will most likely still need to find a qualified local REALTOR. Many local real estate agents will also provide their customers (via email) new listings that are input into the MLS that match their predefined criteria. This can be very helpful to a busy buyer.</p>
<p>There are also many Web sites that display both real estate agent listed and for-sale-by-owner properties. Some of the more popular Web sites include zillow.com and trulia.com. These sites offer other services too. For example, zillow.com is best known for its instantaneous property valuation function and trulia.com for providing historical information. Another source of properties for sale is the state, regional, and local Web sites associated with brokerage companies; for example, remax.com or prudential.com. Search engines like yahoo.com and classified advertising sites like craigslist.com also have a large number of active real estate listings.</p>

For example, at trulia.com you can shop anonymously up to a point but then you will need to click through to the agent's Web site for more information. <p>As we mentioned, one of the most popular real estate tools is zillow.com's instant property valuation. Just type in an address and in and you get a property value. It even charts the price ups and downs, and shows the last date sold (including price) and the property taxes. There are other sites that provide similar tools such as housevalues.com and homegain.com. Unfortunately, many people use these estimated values alone to justify sales prices, offers and counteroffers. However, these are only rough estimates based on a formula that incorporates the local county sales information. These estimates can swing wildly over a short period of time and do not appear to always track actual market changes, which are normally more gradual. In addition, these estimates do not automatically take into account property remodels or renovations or other property specific or local changes. This is not to say these sites are not useful. In fact, they are great starting points and can provide a good ball-park value in many cases.</p>
<p>When it comes to getting a more accurate value for a particular property, there are other strategies that are more trustworthy. One is to go directly to your county's Web site. More often than not the county assessor's area of the Web site provides sales and tax information for all properties in the county. If you want to research a particular property or compare sales prices of comparable properties, the local assessor's sites are really helpful. When you visit a county's Web site you are getting information straight from the source. Most counties today publish property information on their Web sites. Many times you cannot only see the price a previous owner paid, but the assessed value, property taxes, and maps. Some county assessors are now adding a market and property valuation tools too.</p>
